HMO management in Liverpool
We run HMOs of our own in Liverpool, so we manage yours the same way: rooms let to the right people, compliance kept on top of, and problems sorted before they cost you.

In short
Wildegrove Property manages houses in multiple occupation (HMOs) across Liverpool and Merseyside. We let rooms individually, collect rent, handle maintenance through local trades, carry out inspections and keep licensing and safety compliance up to date. Landlords can choose full management or a guaranteed rent agreement of 3 to 10 years.

HMO rules in Liverpool, in plain English
A property shared by five or more people forming two or more households needs a mandatory HMO licence from Liverpool City Council. Separately, the council's selective licensing scheme, which started in April 2022 and runs until March 2027, covers around 80% of the city's private rented homes.
Planning matters too. Since June 2021 an Article 4 direction has meant that turning a family house into a small HMO needs planning permission in much of the inner city. When it was introduced it covered the areas then known as the Anfield, Central, Greenbank, Kensington and Fairfield, Picton, Princes Park, Riverside, Tuebrook and Stoneycroft and Wavertree wards, plus parts of Kirkdale and Church.
Getting any of this wrong can mean fines, rent repayment orders or an HMO you can't let. Keeping it right is part of the job.

Why landlords hand their HMOs to us
An HMO is a business, not just a house. Every room is its own tenancy, the shared spaces need looking after, and one bad let can unsettle the whole house. We know this because we own and run HMOs in South Liverpool ourselves, including No. 70, a six-bed we bought at auction and fully refurbished, and No. 2 in Aigburth.
We look after HMOs of every size, and we also manage single lets, flats and blocks, so a mixed portfolio can sit with one local team.

Questions landlords and investors ask
Do you manage HMOs that are already tenanted?
Yes. We take over existing tenancies, deposits and certificates, check everything is in order and then run the house from there.
Can you help if my HMO licence is due for renewal?
Yes. We check the property against the licence conditions, deal with any work needed and keep the renewal on track with the council.
Do you offer guaranteed rent on HMOs?
Yes. A guaranteed rent agreement runs for 3 to 10 years, with the rent fixed for the whole term and paid every month, full or empty.
What does HMO management cost?
It depends on the size and condition of the property. After a visit we give you clear figures in writing, with no hidden extras.
