HMO refurbishment and conversion in Liverpool
From a tired shared house to a home people want to stay in. We plan the work, bring in the right trades and project manage it to handover.

In short
Wildegrove Property refurbishes and project manages HMOs across Liverpool and Merseyside, for landlords, investors and our own portfolio. We scope the work, agree a specification and budget in writing, manage vetted local trades and hand the property back ready to let and compliant with licensing and fire safety standards.
What we take on
- Full HMO refurbishments, including new layouts and ensuites
- Fire safety upgrades: doors, detection and alarm systems
- Heating, electrics and compliance work
- Kitchens, bathrooms and shared spaces
- Conversions to HMO, where planning and licensing allow
- Refreshes between tenancies
Planning and licensing come first
In much of inner Liverpool an Article 4 direction, in force since June 2021, means converting a family house into a small HMO needs planning permission. Larger HMOs of seven or more bedrooms already needed it. Before any conversion we check where the property sits and what it will need.
A licensed HMO also has to meet the council's standards for room sizes, amenities and fire safety. We design the work around those standards so the property can be licensed and let without surprises.
More from the council: landlord licensing in Liverpool.
Proof from our own houses
We bought No. 70 at auction as an exhausted shared house and refurbished it fully: new layout, fire safety, heating, electrics, kitchen and bathrooms throughout. No. 2 in Aigburth needed the opposite: a light-touch refresh that kept what worked. Knowing when not to spend is part of the job.

Questions landlords and investors ask
Do I need planning permission to convert a house to an HMO in Liverpool?
In much of the inner city, yes. Since June 2021 an Article 4 direction has required planning permission for new small HMOs in those areas, and HMOs of seven or more bedrooms always need it. We check before any work starts.
Can you manage the HMO after the refurbishment?
Yes. We can let and manage it, or take it on under a guaranteed rent agreement once it's finished.
How do you price a refurbishment?
After a survey we agree a specification and give you the costs in writing before work begins.
Do you work for investors as well as landlords?
Yes. We run projects for landlords, investors and our own portfolio.
Got an HMO that needs work?
Tell us about it and we'll talk through the options.
